Might do some digging on this. Appears somethin in GA Code that can be helpful but may be not widely known.

Reading that it sounds like the squatters just have to produce an affidavit saying they do have a right to be there.
It would be difficult to claim in good faith if the owner on the deed has already sworn and the evictee has no copy of a lease or sale with the owner of record’s signature.
Got a squatter living in my deceased father's camper on his property. The SO says I have to go to magistrate court to evict. Knowing this, I will come back demanding an intruder affidavit to be sworn and taken.

I had a squatter in an old storage building. Luckily the sheriff was hunting her.

I'm not 100% sure what is meant by "Any Officer Authorized To Administer An Oath" but it could mean an officer of the court? If it does mean an officer of the court a Notary Public may serve as "any officer" since they can administer an oath on an affidavit. I did several sworn affidavits over the years I kept my Notary Commission. I let it expire 29 March, 2023.
